When Registration Is Mandatory

Key rule: A promoter cannot advertise, market or sell units before getting the RERA registration number — and it must be quoted in every advertisement. 70% of buyer money must be kept in a separate project account and used only for that project's land and construction.

What Goes Wrong Without It
Heavy promoter penalty
Marketing/selling without registration attracts a penalty up to 10% of project cost; continued default up to 3 years imprisonment.
Agent penalty
An unregistered agent faces ₹10,000 per day, up to 5% of the deal value.
Sales halted
Bookings and advertisements without a RERA number are illegal.
